Ayoroa Simmons LLC

Arlington, Virginia

Senior GIS Specialist (BIM + ArcGIS Indoors)

About Ayoroa | Simmons

Ayoroa | Simmons, LLC is a specialized professional services firm focused on 3D laser scanning, scan-to-BIM, and BIM coordination for complex facilities and infrastructure. We partner with Government and private-sector clients to create accurate digital representations of the built environment that support better planning, operations, and decision-making.

We are seeking a Senior GIS (Geographic Information Systems) Specialist to lead the integration of GIS, BIM, and indoor mapping for our Government facilities portfolio.

Note: This position requires U.S. citizenship.

Position Overview

The Senior Geospatial Information Sys Specialist (BIM + ArcGIS Indoors) is employed by Ayoroa | Simmons and works in close partnership with our Government client to design, implement, and sustain enterprise geospatial solutions.

This role serves as a technical expert and project lead for:

  • Integrating Building Information Modeling (BIM) data into the agency’s GIS environment
  • Standing up and/or expanding Esri ArcGIS Indoors for indoor mapping, wayfinding, and space management
  • Providing leadership and mentoring to other GIS professionals and power users across the client organization

The ideal candidate is a senior-level GIS professional comfortable working with facilities, engineering, and operations teams, translating their needs into practical GIS/BIM solutions.

Key Responsibilities

1. GIS & Enterprise Data Management

  • Design, develop, and maintain enterprise GIS datasets, services, and data models to support facility and campus operations.
  • Perform advanced spatial analysis, mapping, and visualization to support planning, maintenance, safety, and capital investment decisions.
  • Establish and enforce data standards, metadata, and QA/QC procedures to ensure data integrity and consistency across systems.
  • Publish and manage map and feature services in ArcGIS Enterprise/Online for use in web and mobile applications.

2. BIM & ArcGIS Indoors Integration

  • Lead the integration of BIM and CAD sources (e.g., Revit models, CAD floor plans, IFC/COBie exports) into GIS, ensuring accurate representation of building geometry, spaces, and assets.
  • Design and maintain the ArcGIS Indoors information model, including Sites, Facilities, Levels, Units, Zones, and points of interest for [campus / portfolio name].
  • Configure and manage ArcGIS Indoors web & mobile applications (e.g., Indoors, Viewer, Mobile) to support wayfinding, space utilization, asset mapping, and operations workflows.
  • Develop and maintain ETL pipelines and geoprocessing workflows (e.g., Python/ArcPy, ModelBuilder, FME) to regularly transform BIM/CAD updates into the Indoors/GIS environment.
  • Collaborate closely with the Ayoroa | Simmons BIM team and client-side facilities/engineering staff to ensure BIM–GIS alignment from design through operations.

3. Leadership, Coordination & Stakeholder Engagement

  • Serve as project lead for complex GIS/BIM/Indoors initiatives: gathering requirements, developing work plans, coordinating tasks, and tracking schedule and deliverables.
  • Mentor and guide junior GIS staff and client-side power users; review their work for accuracy, quality, and adherence to standards.
  • Facilitate workshops, training sessions, and one-on-one coaching to build GIS and ArcGIS Indoors literacy across the client organization.
  • Act as a trusted advisor to client leadership, clearly communicating geospatial capabilities, constraints, and options in non-technical terms.
  • Coordinate with client IT, security, facilities, operations, and other contractors to ensure that geospatial solutions integrate smoothly with enterprise systems and comply with agency policies.

4. Compliance, Documentation & Continuous Improvement

  • Ensure that GIS, BIM, and ArcGIS Indoors solutions comply with applicable Government policies and standards, including information security, privacy, and records management.
  • Prepare and maintain technical documentation, standard operating procedures, configuration guides, and data dictionaries.
  • Identify opportunities for process improvement and automation, recommending new tools, techniques, or configurations that add value for the client.
  • Support Ayoroa | Simmons leadership with level-of-effort estimates, scope definition, and reporting related to GIS/BIM/Indoors work for the client.

Minimum Qualifications

  • Bachelor’s degree in Geography, Geomatics, GIS, Planning, Architecture, Engineering, Computer Science, or a closely related field.
  • 5+ years of professional GIS experience, including:
    • Hands-on work with Esri ArcGIS Pro and ArcGIS Enterprise/Online
    • Managing and publishing enterprise geospatial datasets and services
    • Delivering GIS solutions in a multi-stakeholder environment (e.g., Government, utilities, campuses, or large facilities)
  • Demonstrated experience integrating BIM/CAD data into GIS, such as:
    • Converting Revit or CAD floor plans into GIS feature classes
    • Working with 2D and 3D building or facility datasets
  • Experience designing or managing facility or building-level geospatial data, including floor plans, rooms, and interior assets.
  • Proficiency with Python/ArcPy, ModelBuilder, or similar tools to automate geospatial workflows and data pipelines.
  • Proven ability to lead projects and mentor others—this can include informal leadership, task direction, or review of work products.
  • Strong communication skills, including the ability to translate technical topics into clear business language for non-GIS stakeholders.
  • Eligibility to work on Government contracts, including the ability to obtain and maintain any required background investigation or clearance and comply with client facility and security requirements.

Preferred Qualifications

  • Master’s degree in a GIS- or AEC-related discipline (e.g., Geography, GIS, Architecture, Engineering, Urban Planning).
  • Direct, hands-on experience with Esri ArcGIS Indoors (configuration, data model, app deployment) OR a clearly demonstrated interest plus strong relevant skills (e.g., prior indoor mapping, campus/facilities GIS).
  • Experience working on federal Government projects as a civil servant or contractor.
  • Familiarity with BIM tools and standards, such as Autodesk Revit, Navisworks, IFC, and/or COBie.
  • Experience with 3D GIS (e.g., scenes, multipatch features, 3D analysis) and integrating 3D building models into GIS.
  • Knowledge of facility management, asset management, or space planning processes in large campus or portfolio environments.
  • Experience with cloud environments and databases (e.g., SQL Server, PostgreSQL, Azure/AWS-hosted GIS solutions).

Success Profile (First 6–12 Months)

In your first year, success will look like:

  • Establishing yourself as the go-to GIS/BIM resource for both Ayoroa | Simmons and the client.
  • Leading the design and rollout (or expansion) of ArcGIS Indoors for at least one major facility or campus, from data model through app deployment.
  • Implementing reliable, repeatable workflows for transforming BIM/CAD updates into current indoor GIS datasets and services.
  • Delivering clear, actionable maps, apps, and dashboards that stakeholders actually use for daily operations and planning.
  • Coaching other staff so that the overall GIS/BIM capability of the client organization is measurably stronger.
